Do You Really Need A Residential Home Inspection?
While home inspections are typically not required, they are highly recommended. However, there are cases in which home inspections may be required, such as an inspection contingency in the contract or in the terms of some mortgages. Residential home inspections are different from home appraisals, as appraisals assess the fair market value of the property while inspections give you unbiased, professional insight into the true condition of the house.
If you forgo an inspection, any problems that arise after the sale are typically your responsibility. Getting a residential home inspection gives the seller a chance to address any problems, can be used to negotiate pricing, and can also allow buyers to back out before closing. Inspection contingencies are commonplace in order to give buyers the chance to identify serious issues before closing on a property. Such contingencies provide that if significant defects are identified, the buyer can back out of a purchase offer without penalty within a specified timeframe.
What Do Home Inspections Consist Of?
Residential home inspections are non-invasive, visual examination of properties for a fee in order to identify defects within specific systems and components. They typically last 2-4 hours, but can be longer, depending on the size of the house. Buyers can attend home inspections to explore the property in detail and ask questions during the process.
During the home inspection, the home inspector will visually inspect the structure and components of the home for existing or potential problems. They will then give you a written report with their findings and recommendations. Inspections are not technically exhaustive and do not include items that are not permanently installed.
Requirements vary greatly from state to state. Generally, though, home inspectors look at:
- Structural elements (walls, ceilings, stairs, etc)
- Safety (operating fire alarms, fire sprinkles, etc)
- Grounds (septic tank leaks, drainage, condition)
- Roof (condition, damage, gutters)
- Exterior surfaces (condition, functionality, etc)
- Arctic (sufficient insulation, ventilation, water damage
- Interior plumbing (damage, proper temperature, functionality)
- Electrical systems (up to code, proper functioning)
- Appliances (proper functioning)
- HVAC (condition)
- Basement (foundation, water damage, etc)
- Garage (foundation, working, up to code, etc)
- Insulation and ventilation
Buyers typically pay for the inspection. Sometimes, sellers get pre-listing inspections done, but buyers usually want to have their own inspection conducted for their peace of mind.
Most people are glad they got an inspection to know what they are getting into. You can save tens of thousands of dollars by addressing issues early or backing out of a purchase that would have been a money pit.
What Residential Home Inspections Don’t Do
Residential home inspectors don’t tear your home apart, but they do assess what can be easily accessed. Home inspections cannot identify every problem that exists with a property, just visual indicators of problems. Your home inspector can tell you how they think there is an issue with something and then recommend having an expert in the field verify the issue and give you insight into costs to repair, replace, etc.
Bear in mind that problems can exist without visual cues, so it is possible for a residential home inspection to miss them. You may need to schedule specialty inspections for things like mold, radon gas, pests, and more. Home inspections are not a pass or fail inspection. As a home inspector our job is to make the buyer aware of potential problems and to point out problems that are existing in the home. A Home Inspections is also not a code inspection because the building code changes every 4 years. Most houses that we see as inspectors would not meet the current building code so we are looking more for functionality and safety issues of the home.
Don’t Expect Perfection
The fact of the matter is that there is no such thing as a perfect home, especially if the property is older. Every house has issues, but most of them are minor and you can decide whether or not to address them. As such, don’t expect a perfect residential home inspection, because you’ll never get one. Rather, you’ll want to pay attention to the severity of the issues.
Your home inspector will note whether each problem is a minor defect, a major defect, or a safety concern. They will mark what should be monitored, what likely needs to be repaired/serviced, and what likely needs to be replaced. They will typically recommend having a specialist in whatever industry the issue is noted in come out and confirm their findings.
You can use your residential home inspection report as a home improvement guide. If significant issues are identified, you can get an additional inspection from an expert in that field, such as a structural engineer or a roofing contractor. If the home inspection reports any serious issues, this may be cause to negotiate or to back out before closing.
